Emerging Trends In Real Estate

Now in its 39th year, Emerging Trends In Real Estate 2018 has some interesting highlights. This report which is compiled from extensive interviews with Real Estate industry experts in 78 different markets in the country, brings focus to our industry in this unique snapshot in time, which this year proves again that things are a lot more hot, than not, most everywhere. The listed top hot cities in 2018 nationwide are, in order: Seattle, Austin, Salt Lake City, Raleigh/Durham, Dallas/Ft.Worth, Fort Lauderdale, Los Angeles, San Jose, Nashville, Boston making top ten areas in 2018. The information is broken down into areas of interest per market:  local property / market outlook, demographics and livability, cost, readiness of technology, connectivity, and ease of doing business.
They discussed our youngest workers and new contributors to society and “The Gen Z Effect” on retail and work space. It appears what is old, is again becoming new. To be successful, brick and mortar stores will need to transform to meet the needs of the “gadgeteria” mindset of this generation, with omni-channel, social-media-worthy shopping experiences.
Since I wanted clarity:
adjective: omni-channel
1. denoting or relating to a type of retail that integrates the different methods of shopping available to consumers (e.g., online, in a physical store, or by phone).
2. “80 percent of sales for omnichannel retailers happen in the offline world”

Workplace design will also be affected. Millennials were all about collaborative, open workspaces. For gen Z it appears more structure is desired, suggesting a return to offices – with doors – and more personal office space is the go-forward trend.
For our area here in the great Maine Sebago Lakes Region, much of what is working in the hottest real estate markets, proves true here as well. Multifamily property remains a strong investment due to the need for more affordable rental units for the 150+ million millennials and gen Z’s, with many families wanting to also care longer for our growing aging populations, especially in secondary markets. Since baby boomers are remaining in their homes longer, the younger generations are facing a real housing shortage. Just by looking at new popular TV programming, we are seeing the opportunity for homebuilders willing to scale product to the younger generations preferences, which include smaller and more energy-efficient homes, townhouses, condos, and “affordable” starter homes where “mobile” has a new meaning in 2018. Rehab of existing spaces is very strong. As recently as twenty years ago, there was no concept of the emerging new “Tiny House” trend.

Last Full Week of Jan., 2018

This coming week is somehow already the last full week of January 2018. There is much focus on weather conditions, odd mid-winter flooding and re-freezing, playoff games getting to the Super Bowl which will be played on Sunday February 4th this year. Kickoff is traditionally around 6:30pm EST although the exact time of kickoff has not yet been determined, with the musical Halftime extravaganza this year being headed by Justin Timberlake.

This is a time of Year often focused on rebirths and new starts, for many individuals. New Year’s resolutions are being worked hard right now still by some, while many people are regrouping and figuring out the very best way to productively make positive changes, towards making the most of 2018.

Sebago Lakes Region Thaw, Refreeze

As this week brings us to the middle of January and beyond, the weather this past week was record-breaking here in the great Sebago Lakes Region and throughout Maine and much of the northeastern US. A three day winter thaw brought temperatures to and in many places above 50° with heavy rainfall amounts in the 3”-4” ranges. There was significant snowpack prior to this 1/2 week weather event, with the predictions of widespread ice storms to end the event which luckily did not happen on a widespread basis and were very localized, mostly to much higher elevation areas and mostly in the mountains only. There has been unusual January heavy flooding with the Kennebec River in the Augusta Hallowell area at roughly 14’ above flood stage catching many property and car owners off guard when an ice dam upstream let go overnight this weekend causing a huge torrent and massive amounts of water to raise the river more that 14’ very suddenly in the pre-dawn hours, submerging many parked cars and filling businesses with ice-cold water in minutes rather than the hours it usually takes for a large river to rise to such a flood stage. Here in our Sebago Lakes Region we lost significant snowpack and the consensus is that only 25-30% of the snow we had is remaining, going into this next week that begins with Martin Luther King day being observed on Monday. Banks, Schools, Post Offices, and all State of Maine offices and facilities are closed in observance of the Holiday, and many businesss are also closed to start this week beginning on the 15th of January, 2018. Everyone here at Maine Real Estate Choice hopes that you have fared well through the recent frigid temperatures since the Holidays and that you have also had no major problems through this record-breaking winter thaw with heavy rains event, which is quickly going back to very cold overnight temperatures. But looking ahead towards the timeframe of out next Lakefront Advisor, there are predictions of again warmer temperatures bringing milder than normal conditions to the region. Due to the extreme temperatures recently the ice fishing has been excellent and is still safe due to the thick icepack that has formed, and regional officials are warning only those spots that have current flow due to the recent swift warm up and rain, may not be safe for ice events. Many lakes are now excellent spots for ice skating due to the thaw and swift refreezing, and we all expect that an old Maine saying, will continue to prove itself true: If you don’t happen to like the weather here in Maine.. Just wait a minute!

These are just some great examples of individuals with excellent, tried-and-true ideas on how to be most efficient, effective, and successful day in and day out. Setting goals matters. Long, and short term. Whatever it is you that want to accomplish: Write it down, and break it down into timeframes that are realistic. Most New Years Resolutions fail not due to the specific resolution but because of unrealistic timeframes and goals people set for themselves.  As with any change in human nature – ours in self improvement or when setting professional and workplace goals as well – the key is to set realistic timeframes and parameters around any change in behavior. In reading any and all of the aforementioned individuals, a common denominator is Belief, as believing that you can indeed do anything that you put your mind to, is a huge component to your overall level of success. The word “can’t” is a good example of a word that not only needs to disappear from an individual’s vocabulary.. what really needs to shift, is the true pivot for many people from thinking something is impossible, to believing that most anything that you put your mind to, is possible. That is why those individuals with a positive outlook on life statistically do much better when they are faced with health challenges. They self-educate, and empower themselves with facts. Make and take a few minutes to discover and learn or relearn from some of suggested individuals linked in this blog – Google is your friend on finding others – and statistically we’ll do better than most in 2018 here in the great Sebago Lakes Region Of Maine!
